Is there a data center near your home?

We mapped all 158 data center sites in metro Atlanta and nearby, from campuses already running to projects that got denied, and drew a 1 mile and 3 mile ring around each one. Put in an address to see which ring it falls in, and what our study of more than 130,000 home listings found there.

What it means

Across the sites we studied, being close to a data center didn't show up in what homes sold for or in whether they sold. Year by year after a project went public, the gap stayed between -1.3% and +1.5%, and none of it was significant. By distance: 0 to 0.5 miles came in at +0.3%, 0.5 to 1 mile at +1.3%, and 1 to 2 miles at -0.2%. Around denied and withdrawn projects: +1.6%, not significant.

We also checked seller-paid concessions, price cut depth, cash buyers, foreclosures and short sales, the share of new construction, and how many homes were listed the year the news broke. No difference near vs far on any of them.

Failed listings did climb, a lot. But they climbed everywhere: around these sites, near and far alike. That points to the market, not the data centers.

The one area to know about

Lithia Springs fell behind. It started before the big data centers came.

Homes inside 1 mile of the Lithia Springs corridor have fallen about 20 percent behind homes 1 to 3 miles out on price per square foot. But the slide started before the big data centers came, and the corridor is rail, interstate and warehouses too, with data centers there since 1998. So we don't pin it on the data centers.

Failed listings were always higher near the corridor (42% vs 30% before, 32% vs 23% after), with no extra worsening.

58 operating, 19 under construction, 23 approved, 36 proposed, 4 paused (Paulding moratorium), 7 denied and 11 withdrawn. Facilities within a mile of each other count as one area, which makes 106 areas. Of the 86 areas that became public since 2014, 68 became public in 2024 to 2026.

First public is the first news story or filing, not the groundbreaking or the opening, because that is when buyers start hearing about it. 4 of 158 locations are approximate and marked that way.

Read this before you decide anything

Honest limits

Most of these sites went public in the last two years, so a slower effect could still show up later. We'll keep checking.

The study measures sale prices and whether homes sell. It doesn't measure noise, light, traffic, or what it's like to live next to one.

4 of 158 site locations are approximate. Dropping every area that has one gives price +1.1% (39 sites) and failed listings +1.7 points (78 sites), neither significant.

How we compared: for each site, homes within 1 mile against homes 1 to 3 miles from the same site, before and after the project first became public. Same site, same market, same years.

Listing data: GAMLS (Georgia MLS), with FMLS as a second check, January 2012 to October 2026. Site list compiled from county filings, Georgia DRI records and news reports.
